- Update you regularly regarding showings, web traffic and feedback 
- Give you regular market updates including new listings and sold homes 
- Submit all offers to you for your consideration 
- Provide you with all information you need to make a good decision about offers 
- Negotiate and deal effectively on your behalf with the buyers, other agents, and closing agents 
- Follow up with the process when the property goes under contract 
- Communicate progress of transaction and work toward closing 
- Review the settlement transmittal to be sure it matches the agreed upon terms 
- Attend the closing with you and hand you your check
